How Does Icynene® Insulation Work?  How Much Does It Cost? 

How Much Energy Can It Save?

Icynene® insulation is one of the most effective insulation products on the market today.  Icynene® is touted as saving homeowners 30-50% on energy costs - but also has a much higher price tag than standard fiberglass insulation.

We'll go over all the benefits and drawbacks of Icynene insulation, to help you decide whether you'd like to invest in this type of insulation in your next new home.

What, Exactly, is Icynene® Insulation?

Low-Density:  Icynene® insulation is very light weight.  It is installed by spray, and expands up to 100 times it's original size before drying.

Open-Cell:  Icynene® foam insulation is described as having a consistency similar to angel food cake or meringue.  It is composed of many small "cells" that make it possible for the material to breathe.

Semi-Flexible:  Icynene® foam insulation will not lose it's seal with the natural small movements within a structure.  It is not rigid, and is designed to make small movements if necessary.

How is Icynene® Spray Foam Insulation Installed? 

Icynene® is installed only by trained and licensed dealers.  Liquid components are sprayed onto open walls, crawl spaces, or ceilings.  The components expand within seconds to fill in all building cavities while sealing any cracks or crevices. 

Icynene® is completely cured within just a few minutes.

Excess material is trimmed off so that drywall or other materials can be applied.

When Do I Need to Decide To Install Icynene® or Foam Insulation?

Your builder will probably want to know whether or not you'd like to install Icynene before framing stage.  Because Icynene® offers a very tight seal, some additional venting systems will usually be required, and need to be installed before the foam insulation.

Icynene® or other foam insulation is applied just before drywall stage, after framing.  All plumbing, electrical, and HVAC rough ins should be complete, as well as all inspections. 

How Effective is Icynene® Spray Foam Insulation?

Foam insulations generally offer twice the R value per inch thickness as standard fiberglass batt insulation.  Manufacturers and installers say that installing Icynene will save 30-50% on energy costs.  Not only that, the tight seal may mean that a smaller or less expensive heating and cooling system can be used. 

Installing Icynene® insulation will also go very far towards getting Energy Star or Green Building LEED certification.

What About Sound and Water Barriers?

icynene foam insulation  how does it work and how much does it cost  raleigh custom home buildersIcynene is touted as being an effective sound barrier, and noted as greatly reducing noises from outside the building while reducing echoes within it, particularly those of voices or stereo/tv.

Insulation is not normally installed in interior walls, but could be installed in a particular room for further sound reduction.  For instance, installing insulation in the interior walls of the master suite could allow better sleep for a spouse who works night shifts and sleeps during the day.

Icynene is not a vapor barrier, which means any water introduced around the insulation will either dry or continue through.  Normal fiberglass batt insulation is not a vapor barrier either - vapor barriers are usually installed between the exterior cladding and the solid sheathing on the exterior wall.  Icynene is not infiltrated by moisture laden air. 

Are there any harmful fumes or vapors?

Icynene® has been extensively tested in both Canada and the United States, and no VOCs were detected after 30 days.  It's safe for both the homeowner and the environment. Icynene® is water-based, and does not produce formaldehyde, CFCs or HCFCs.

Not only that, Icynene is recommended for use in homes for many environmentally concerned or sensitive people. The Icynene Insulation System® has been selected as a product for use in American Lung Association Health House projects.

How Much Does Icynene Spray Foam Insulation Cost?

The total dollar amount will vary greatly depending on the square footage and footprint of the home.  In general, this type of insulation costs 3-4 times a standard fiberglass batt insulation. 

Another option?   Some homeowners opt to install Icynene in just a few locations, like underneath the roof in the attic and around doors. 

Who Installs Icynene Insulation in the Raleigh Area?

What Makes a Solar Water Heater Work, and How Much Does it Cost?

Solar Water Heaters can save homeowners up to 50-80% on their water heating bills, and reduce dependence on natural resources.  Here's a quick overview of how they work, and how much you might expect to pay for a solar water in the Raleigh/Durham/Chapel Hill area.

How Does a Solar Water Heater Work?

A series of pipes within the walls of the home carry a solution up to the solar panels, which is heated.  

The heated solution is pumped through the heat exchanger in a hot water tank, usually located in the garage. 

The heat exchanger heats the water in the hot water tank, then recirculates back to the rooftop solar collectors. 

This cycle repeats - and heated water in the hot water tank is now ready for use.

 

 

 

What Type of Home Can Have a Solar Water Heater?

Solar Hot Water Heaters - How Do They Work and How Much Do They Cost - Raleigh Custom Home Builders In order for a solar water heater to function properly, there must be a roof area of at least 10'x10' that is south facing.   The two solar panels commonly installed to support a solar hot water heater are each 4'x8', so the two panels together will need at least a large section with nice exposure to the sun. 

Before you purchase a lot or piece of land, talk with your builder to make sure the home can be oriented so that at least a portion of the roof has southern exposure, AND is not going to be too shaded by large trees. 

Once you know you're interested in a solar water heater, your builder can submit the home plans and site location to a sustainable building solutions company like Southern Energy Management, who will work with the builder to determine where, and if, a solar water heater can be installed on this particular home in this location. 

When Do I Need To Decide To Install a Solar Water Heater?

The pipe system for a solar water heater that carries water or a solution to the roof to be heated must be installed at the framing stage. 

After drywall has been installed, there will be additional costs, depending on where the pipes must go (ie how far is the garage from the suitable southern facing section of roof).  Sections of drywall must be removed and then replaced in order to install the pipes - and additional costs will be involved if painting is already completed. 

If at all possible, talk to your builder before construction begins, so that the home can be oriented for the best possible exposure.  And be sure to check with the developer or homeowner's association, to make sure solar panels are allowed in your neighborhood.

How Much Money Can a Solar Water Heater Save, and How Much Does it Cost?

According to Southern Energy Management, a solar water heater can give positive cash flow - even in the first year it's installed.

In the Raleigh area, the most popular solar water heaters are Velux and Enerworks systems.  Both have essentially the same features - your builder can go over any differences with you.

Here's the bottom line:

System Cost:  $7850

10% Deposit: -$785  (represents typical 10% deposit or down payment on a home)

Amount Financed in Mortgage: $7065

Tax Credit Totals:  $3008  (amount you will get back through tax credits)

Total Cost of System: $4842 - plus cash in pocket of $2223 (the tax credit minus deposit)

The tax credit total represents both state and federal tax credits. 

And remember, you'll be reducing your monthly utility bills.  Heating water generally takes about 25% of a homes' energy budget - and a solar water heater greatly reduces that energy cost.

How Can a Solar Water Heater Help the Environment?

Solar Energy reduces your dependence on other types of energy.

Solar Energy reduces your environmental impact.

Why?

In North Carolina, 58% of energy comes from coal, and 32% comes from nuclear power. 

Solar power reduces reliance on other sources of energy - and protects you from future cost increases for these types of energy. 

Southern Energy Management has shared that installing one solar water heating system prevents over 160,000 pounds of carbon dioxide from entering our atmosphere.  That's the equivalent in weight to 36 Ford Explorers!  

Are There Other Options? "Solar Ready"

Not ready to "go solar" yet for your water heating needs? 

Then ask your builder to make your new home "solar ready".  Depending on the size and floor plan of the home, the cost is much lower - usually $600-800. 

Your builder will install all the necessary plumbing within the walls of your new Raleigh home.  Then, when you're ready for solar powered water heating, you can have the system installed - without having to tear holes in the wall.

What Kind of Garage Does an Accessible Home Need? Requirements and Builder Suggestions

Specially Adapted Housing - VA Requirements for Garages and Carports

The Department of Veteran Affairs has very specific requirements for garage and carport accessibility.  The requirements are used by any Veteran who requires specially adapted housing, but the standards can be helpful for anyone looking to build a home that is fully wheelchair accessible.

Here's an overview:

Height of Garage or Carport

Any garage or carport qualified for Specially Adapted Housing must have a minimum overhead door height of 8 feet for new construction, or 7 feet for existing construction.

Width/Dimensions of Garage or Carport

Single Car Garage or Carport

A single car garage or carport must be at least 14 feet 6 inches wide and 24 feet long.

Double Car Garage or Carport

A double car garage or carport must be at least 24 feet wide and 24 feet long.

Custom Home Builders - Wheelchair Accessible Homes - ADA and Specially Adapted Housing - Garage and Carport Requirements

 

These minimum dimensions should allow the residents to have:

  • 5 feet of unrestricted wheelchair maneuverability on at least one side of the vehicle.
  • ample space to park a specially equipped vehicle
  • access to the vehicle as necessary

In addition, if a veteran uses a platform to enter and exit his or her vehicle, Specially Adapted Housing (SAH) standards require sufficient space for the platform to ascend and descend, and for the veteran to move on or off the platform.

Walkway or Ramp Requirements

If the garage or carport is detached, a walkway or ramp is required to connect the parking area to the home.  This walkway must be covered.  The walkway should have a nonslip surface, and a handrail if necessary.

Ask your builder if they can make your new home wheelchair accessible, and if so, what type of garage or carport they recommend as the most cost effective combination.
